We stayed close to the asset, and by this spring felt the pricing was achievable. We reached out to Fortified Solar, a group we knew well, and were able to put the transaction together.”

Cunningham and Brandon Karr, investment specialists in Marcus & Millichap’s Fort Worth office, exclusively marketed the portfolio on behalf of the seller, a long-time client of Cunningham and Karr who has completed multiple acquisitions and dispositions with the team. The property was held through a joint venture, and the partners elected to sell and pursue separate investment opportunities. The Karr-Cunningham Storage Team also procured the buyer, Fortified Solar, an active self-storage investor focused primarily on secondary and tertiary markets. This marks the third transaction Cunningham and Karr have completed with Fortified Solar in 2026.

The property is located at 4311 Loop 343 in east Texas. Built in 1974, the facility totals 75,630 rentable square feet across 23 single-story buildings on 5.47 acres. The property includes 582 units comprising traditional drive-up storage, climate-controlled storage, and uncovered parking, along with gated access, perimeter fencing, and on-site manager’s office.
